Rates & Services

Our basic service for real estate and vacation rentals includes a full set of photos along with a YouTube video (Glided Tours). Our videos are VRBO compliant for vacation rentals and for real estate agents we included a MLS compliant virtual tour page with an unbranded video. 3D Tours and Virtual staged photos are always MLS compliant.

Glided Tours

$150.00

Our Glided Tours include a full set of photos along with a YouTube video. For MLS listing we also provide an unbranded virtual tour page.

3D Virtual Tours

$50 and Up

Our rates for 3D Virtual Tours range from $50 to $200. Our lowest rate is for condos that we do while at the location shooting our Glided Tour Package. Homes up to 2,000 sq ft are $100 when we are there doing a Glided Tour.
3D Virtual Tours only range from $150 to $200 depending on location and size.

Drone Aerial

$50.00

We charge an additional $50 for drone flyovers of residential homes while we are at the property shooting 3D Tours or Glided Tours. Drone shoots are dependent on location and weather.
Drone only jobs are bid on a per job basis.

Virtual Staging

$25.00

We charge $25 per photo for virtual staging. You may furnish a photo or we will use one we've shot while at the property. 360 photos used in 3D Tours are $35 each.

About Our Videos

Our videos are created with a glide camera rather than moving still photos. Over the years I have tried a multitude of different setups, from handheld camera gimbals to gimbals using my DSLR. Most handheld gimbal cameras don't shoot that well in indoor spaces but I've been lucky to find one, and only one, that does a good job. In any event, I'm looking to improve and constantly keep an eye on new devices that come on the market. In post production videos are color graded to remove yellowing caused by indoor lighting and to sharpen the entire video.

Note: If a property is very dark, I may have to use still photos to pull off a video.

3D Virtual Tours
Our 3D Tours are MLS compliant but they can be branded with your logo by request. We no longer use Matterport so we can now do all kinds of thing we couldn't do before like editing photos, sky replacement, virtual staging and more. We don't offer the dollhouse effect that you can get with Matterport though and we don't have any type of corporate branding on our 3D Tours.

Rates Are Simple: Small Homes and Condos are only $50 when we are there doing photos and video. 3D Tour only are $150 - $200
Add $50 to the above for homes 2,000-3,500 sq ft. Get estimate for larger homes.

Aerial 360
The perfect perspective for resort properties with muliple buildings. This type of tour can also be done for homes and ranch properties.

Window Pulls

I have spent endless hours and years trying to perfect window pulls - shooting thru glass. These are critically important when shooting waterfront properties and beautifully landscaped residential homes. It's not a perfect science. It's dependent on daylight and the angle of the sun. Gulf front condos as well has residential homes look best when shot in the AM before 11.

I've been in real estate marketing since the 80's. Back then I was an owner operator of a company that produced regional real estate homes magazines. We had 16 publications throughout Southeast Wisconsin when we sold the company to Harmon Homes in 1988.
After arriving in Panama City Beach some years later, I became interested in video production. I've produced weekly Real Estate TV shows in Panama City and Dothan along with a variety auto dealer shows and TV commercials over the years. I've produced Weekend Open House on FOX in Bay County for over 15 years. Now on FOX-28 at 8AM Saturdays.
Real Estate TV led to freelance. So here I am.
